Maybe I recommend a few small repairs, staging, tell you that your shirtless uncle needs to not smoke a cigarette on the porch while we show your house- that kinda stuff.

Listen to me on those items and I should have you in contract in under 60 days.

But thatโ€™s not my true value as your broker. My true value is deal survival, because getting an offer and getting to the closing table are two very different things.

Deal survival starts when the inspection report comes back and the buyer is suddenly freaking out about the boiler. It moves through appraisal logistics, insurance issues, lender conditions, DTI problems, expiring rate locks and the inevitable last-minute surprises that nobody saw coming.

Then thereโ€™s public record: an old permit, an open violation, a decades-old filing or some discrepancy that suddenly stands between your deal and the closing table. Sometimes deal survival means Iโ€™m literally dragging my ass down to the Department of Buildings, filing paperwork that probably 99% of local real estate agents have never laid eyes on, let alone know how to navigate and complete.

That’s when I start putting the puzzle together. Making a million calls and doing the leg work. I’m out there finding a solution nobody involved in the transaction has yet to consider, or is too complacent to work on. That’s deal survival.

A good listing agent should know how to sell your house. A great one should know how to keep it sold by actually getting everyone to the closing table. If you’re listening to me, finding a buyer is the easy part.
